Home Repair & Replacement Cost Calculator
Plan your residential maintenance budget with realistic trade labor rates, material grades, and regional geographic adjustments across five common home project categories.
2026 US Home Repair Cost Calculator
Calculate itemized material, labor, permitting, and contingency allowances based on your home size, specifications, and regional market index.
Complete tear-off of 1 layer and installation of new underlayment, flashing, and roofing surface.
Standard 3-Tab Asphalt Shingles
Economy grade shingle; 15–20 year lifespan, 60 mph wind resistance.
Architectural Laminated Shingles (Most Popular)
Heavy-duty dimensional shingles; 25–30 year lifespan, 110–130 mph wind rating.
Standing-Seam Metal Panels
Concealed fastener steel/aluminum; 50+ year lifespan, maximum wind & hail resistance.
Concrete or Clay Tile
Long-lasting architectural tile; 50–100 year lifespan. Requires strong roof framing.
Benchmark index based on US Census Bureau and BLS national median wage averages.
Itemized Cost Breakdown (Midpoint)
Calculations are based on RSMeans baseline trade labor hours, BLS regional trade wage medians, and distributor material pricing. Figures represent standard project scopes without hazardous materials (lead/asbestos).
Disclaimer: This calculator is designed for consumer budgeting education. Actual contractor bids vary based on site access, municipal permit codes, and market capacity. Always obtain at least three itemized bids.
Calculation Methodology & Mathematical Assumptions
At Lootpur, our cost modeling relies on documented construction cost engineering principles rather than arbitrary algorithm guesses. We believe transparency in estimating formulas allows homeowners to evaluate contractor bids from a position of informed authority.
1. Base Labor Hours
Labor hours are modeled on RSMeans commercial residential repair productivity standards. For example, replacing one roofing square of architectural shingles is modeled at 3.5 crew labor hours (including tear-off, underlayment, and ridge vent installation).
2. BLS Regional Wage Indices
Trade hourly wages reflect US Bureau of Labor Statistics (BLS) Occupational Employment and Wage Statistics (OEWS) medians adjusted for employer payroll taxes, workers' compensation insurance, and fleet operations.
3. The 12% Contingency Reserve
Every experienced project manager knows that concealed existing conditions occur in 60% of renovation projects. The calculator includes an optional 12% reserve to buffer against rotted wood, unexpected code mandates, or hidden water damage.
When you receive proposals from local contractors, do not show them this calculator output. Instead, compare their itemized quote against our material and labor splits. If a contractor's bid is more than 30% higher than our high-end estimate, request a detailed breakdown of their labor hours, equipment brand model numbers, or permit allowances to understand the variance.
